Enhanced Lease Contract

  • Landlord has the option to use the standard lease contract or to use our enhanced lease contract for better protection
  • Ensure the lease is signed by all parties.

FREE Security Deposit Management

  • Legally manage security deposits, last month of rent, if any, for FREE.
  • Distribute interest on time each year

"Do-It-Yourself" Guidance

  • Provide property move-in/out guidance for all parties, to reduce the future tenants/landlord disputes
  • Landlord documents the move-in conditions, and deal with move-out disputes
  • Landlord handles cleaning and repairs, and keeps the property in prime condition

Note: Under this plan, the landlord is responsible for any repairs and disputes. We will release the security deposit based on the landlord's settlement request.

8% Monthly Fee if

  • Available 24/7 to address tenant or property emergencies and issues, disputes, complains, preventing damages from escalating.
  • Schedule , oversee maintenance and repairs.
  • Maintain clear and transparent communication with all parties throughout the leasing period.


Landlord Protection

  • Solve late payment issues.
  • Ensure tenants take responsibilities for their excessive filth and damages
  • Provide eviction guidance when it happens. Note: the landlord is in charge of the eviction process.
  • Maintain a dedicated landlord bank account for clear finance reporting.

  • Dedicated Landlord, Tenant portals to streamline the process such as move-in/out inspections, repairs, complains etc.

12% Monthly Fee if

you need a US based mailing address to take care all your critical mails such as IRS or bank or legal notices, and an dedicated manager to handle any legal issues such as eviction, bank or condo or municipality foreclosures, and pay all bills on behalf of the landlord.

Highly recommended for oversea landlords.

Tenant Turnover / Onsite Rehab Work


Any work requires our staff to physically visit the site and do the work. First 2 hours at $120/Hour, then at $80/Hour


The tenant turnover cleaning and repairs are very important and because it’s in landlord's best interest to keep your asset/property in a prime condition with minimum physical depreciation, and it is also time-sensitive because the property must be returned to a clean and problem-free condition for new tenants before moving in. 
The move-in condition need be documented by all parties. In cases of back-to-back rentals, where the new tenant moves in the day after the old tenant moves out, we usually have less than one day to complete all cleaning and repair tasks to make the property move-in ready. 

So the question for you is: Would you like to DYI the Tenent turnover Cleaning And Repairs? Or Do you prefer us doing the work for you? Either way works for us, and we appreciate your understanding.
Note: Once every other tenant turn over, we recommend landlords consider allowing a one-month vacancy to facilitate proper property rehabilitation and restoration.

Standard Cleaning PLUS Disinfection:

  • $350/unit <= 2bed unit,
  • $450/3bed unit,
  • $550 / 4bed+ unit)

Deep Cleaning

Such as removing tenant personal belongings, scrubing Bathtub, Toilet, Stove, Oven, Microwave, Fridge, dishwasher etc, or any other cleaning job requiring a ladder such as window treatment or lighting fixture cleaning etc.

  • First 2 hours at $120/hour, then at $80/hour

Handyman repair work

Various repair work that does not require a license.

  • First 2 hours at $120/hour, then at $80/hour

Wall Repairs and Painting

Notes: Depending on the size of the room, how much preparation work it requires to repair walls, and prepare for the painting job, the price varies.

  • A rough estimate for the full room wall repairs, prep and paint: $700-$1500/bedroom, or living room or bathroom; $300-500/hallway

Big Repair Project Management

When major damages happen, or property condition deteriorates too fast or the owner is ready to prepare the property for sale, a big repair job may be necessary

  • Showings to multiple contractors to get best quotes;
  • Get the budget approved by the landlord or agreed by the tenants;
  • Manage budget and timeline;
  • Inspect the quality of the completed work order(s)

  • First 2 hours at $120/hour, then at $80/hour
