Our $0 package is now officially gone due to the law change. In Massachusetts, a new law taking effect on August 1, 2025, fundamentally changes how broker fees are handled in residential rentals. The core principle is that the party who hires the broker, whether the landlord or the tenant, is responsible for paying the broker's fee. This means landlords can no longer automatically pass broker fees on to tenants. The new law eliminates the common practice of landlords listing properties with a "tenant-paid fee" requirement.

Dedicated Landlord, Tenant portals & Tax Reporting
$Tenant Turnover Commission(One Month Rent) + 12% Monthly Fee if
you need a US based mailing address to take care all your critical mails such as IRS or bank or legal notices, and an dedicated manager to handle any legal issues such as eviction, bank or condo or municipality foreclosures, and pay all bills on behalf of the landlord.
Highly recommended for oversea landlords.

Tenant Turnover / Onsite Rehab Work
Any work requires our staff to physically visit the site and do the work. First 2 hours at $120/Hour, then at $80/Hour
Standard Cleaning PLUS Disinfection:
Deep Cleaning
Such as removing tenant personal belongings, scrubing Bathtub, Toilet, Stove, Oven, Microwave, Fridge, dishwasher etc, or any other cleaning job requiring a ladder such as window treatment or lighting fixture cleaning etc.
Handyman repair work
Various repair work that does not require a license.
Wall Repairs and Painting
Notes: Depending on the size of the room, how much preparation work it requires to repair walls, and prepare for the painting job, the price varies.

Big Repair Project Management
When major damages happen, or property condition deteriorates too fast or the owner is ready to prepare the property for sale, a big repair job may be necessary
Stop Foreclosure Proceedings
If you are not on the 12% property management plan, you are responsible for preventing your property from going into foreclosure.
If you are away and need us to step in to coordinate with all relevant parties and attempt to stop the foreclosure process, our fee is $3,000 per occurrence.(Exc.the foreclosure attorney fees and fines)
